THE ILLUSTRATIVE LAND PROGRAMME
Allocations total 2,700 acres. Diagram areas are not proportional to acreage. Facility types sit within this programme; they are not additional land allocations.

Housing is envisioned as part of the educational experience: places to live, study, meet and participate in community life. Future design would consider affordability, accessibility, wellbeing and the different needs of students, faculty and staff.
A proposed conservation landscape would connect biodiversity, water stewardship, ecological restoration and field learning. Its design must begin with environmental evidence and site conditions. The visual here represents an ecological ambition, not an existing lake, forest boundary or environmental approval.
The retreat is envisioned as a setting for contemplative practice, preventive wellbeing and hospitality. Research and educational connections could explore the relationship between environment, daily habits and health. Specific services and operators have not been confirmed.
Digital infrastructure, laboratories and research teams could work on challenges generated by the city itself. Energy, water and infrastructure needs would be assessed before individual facilities are defined. Research topics and partner roles remain open for discussion.
Spaces for ideas, performance and convening could connect academic life with public culture. Conferences, exhibitions and events are envisioned as opportunities to share knowledge with the region and welcome people into the city.
This early land programme groups sports facilities and a solar park within one allocation. Their specific sites would need to be separated and tested for compatible uses during professional masterplanning. Both could support applied learning through active operations.
The growth zone provides conceptual capacity for institutions and enterprises aligned with the city’s educational purpose. Its uses would emerge through feasibility work and partner dialogue. The allocation is not an offer of available plots or a confirmed development package.
Recreation could contribute to daily life and the visitor economy while creating learning opportunities in experience design, operations and hospitality. Any future facilities would be evaluated for their fit with the wider academic and residential environment.
Spaces for small enterprises, workshops and industry-linked learning could connect the knowledge city with regional livelihoods. The aim is to create opportunities for collaboration in products, processes and skills, with local participation informing future design.
A reserve allows the concept to accommodate future institutions, infrastructure and needs that cannot yet be fully defined. It is deliberately flexible. Subsequent planning may change allocations across the city as evidence, approvals and partnerships develop.
The teaching hospital, boarding school, aviation facilities, mobility and hospitality spaces are proposed facility types within the ecosystem. Their exact allocations remain unresolved.
